

We believe maintenance to be a basic ingredient in the mix of management services. Deferred maintenance results in the eroding of assets under Board control. A well executed program of maintenance is not necessarily costly. Planning and management supervision is fundamental to maintaining the value of the assets controlled by the Board. Lincolnway Management maintains a friendly Customer Service staff ready to answer calls from residents requiring repairs and we have our own staff of full-time qualified maintenance and repair personnel ready to respond to requests for service or to conduct routine maintenance projects in a timely manner. We also maintain an emergency response team on call 24 hours per day, 7 days per week.
When major maintenance or repair is required, we prepare the necessary competitive bid requests and facilitate bid acquisition. We also participate in the review and recommendation of the various bids for contracts. The final approval of all bids remains, of course, with the Board of Directors.
